Landlord getting-started guide
Complete these steps in order for the first tenancy. Once that tenancy has been tested, repeat the same process for the rest of your tenants.
- Complete your account. Check your name, phone number, and business name. Tenants use these details to identify and contact you.
- Add the property and units. Enter the address and each rentable unit. You may also record bank interest, monthly loan repayment, maintenance fee, and sinking fund for your own reports.
- Create the tenant account. Add the tenant using a temporary password. Share the email and password privately, never in a group chat.
- Create the lease. Connect the tenant to the correct property and unit, then check the dates, monthly rent, deposit, and due day.
- Upload the tenancy documents. Attach the signed agreement and related files to the correct lease. The tenant sees only documents shared with their tenancy.
- Invite the tenant. Send the Rentelya sign-in link and temporary credentials privately. Ask the tenant to change their password in Account after signing in.
- Review payments and repairs. Confirm payments only after checking the receipt or bank entry. Update maintenance requests so the tenant can follow progress.
- Keep records current. Add utility bills and expenses as they happen, then use Reports to review income, costs, and property performance.
Tenant getting-started guide
- Secure your account. Sign in using the details from your landlord, then change your temporary password in Account. Check that your name and phone number are correct.
- Check your tenancy. Home shows your property, rent, due day, bills, and activity. My tenancy and Documents contain your lease details and files.
- Record a rent payment. Choose the correct month, enter the payment information, and attach your receipt. It remains Awaiting review until your landlord confirms it.
- Report a repair. Open Maintenance or Requests, explain the problem clearly, choose the urgency, and add a photo when helpful.
- Watch for updates. Notifications show payment decisions, new bills, documents, and maintenance progress. Contact your landlord first for tenancy-specific questions.
Important: Rentelya keeps the payment record. Pay rent using the method agreed with your landlord. Never send anyone your Rentelya password.
Recommended rollout check
Start with one trusted tenant as a pilot. Before inviting everyone else, confirm together that:
- The tenant sees the correct property, unit, lease dates, and monthly rent.
- The tenant can open the correct agreement and shared documents.
- A sample payment record reaches the landlord for review.
- A sample maintenance request appears and both sides can follow its status.
- The tenant has changed the temporary password and checked their phone number.
